Major Development Applications
Proposed York Downs Golf Course Redevelopment
On October 5, 2016, Sixteenth Land Holdings Inc applied to the City of Markham to amend the City’s Official Plans to allow for a new residential community on the York Downs Golf Course lands. The proposed development consists of a predominantly low density residential community, with some medium density residential adjacent to 16th Avenue and Kennedy Road and a mixed commercial and residential use block adjacent to 16th Avenue.
Two draft plans of subdivision and implementing zoning by-law amendment applications have also been submitted to the City.
Note: this is a proposed development submitted to the City of Markham by private developers. The City of Markham is providing residents with this information about the proposal to help facilitate the public consultation process.
- Subject Lands
The lands included in this proposal are the 168.6 ha. (416.6 acres) York Downs Golf Course lands located north of 16th Avenue, west of Kennedy Road.
The subject lands north of Wilfred Murison Avenue immediately west of Kennedy Road are surplus to the golf course operations, with the majority of the balance of the lands currently used by the golf course.
The Bruce Creek bisects the subject lands and the Berczy Creek is located on the southwestern portion of the lands.
- Proposal Details
The proposal includes a total of 2421 units made up of:
- 1,087 single detached dwellings
- 597 townhouses
- 151 stacked townhouses
- 76 back-to-back townhouses
- 300 mid rise condominium units, and;
- 210 mixed use units
The proposed plans also include parkland, valleyland, and stormwater management blocks, a woodlot block and an elementary school block.
The proposed development would be built out in phases. Phase 1 is located adjacent to Kennedy Road with subsequent phases following the closure of the golf course in 2020.
